FAQs
What does an elevator consultant do?
An elevator consultant serves as the building owner’s independent vertical transportation advisor, complementing the work of the elevator contractor with objective guidance and oversight. VDA’s elevator consulting covers the full life of your equipment: elevator and escalator inspections, maintenance contract review and oversight, condition assessments, modernization planning, and design consulting for new construction. Because our responsibility is to your building, we provide impartial recommendations while working constructively with maintenance providers and other project partners.
That independence carries particular weight in New York City, where high-rise towers, heavy daily ridership, and decades-old equipment make every maintenance and modernization decision consequential. We represent your interests while helping owners, contractors, and other stakeholders align around clear technical requirements and practical next steps. Learn more about VDA or arrange a consultation to get started.
Why hire a consultant if I already pay an elevator maintenance company?
The two roles are complementary. Your maintenance company is responsible for servicing the equipment and recommending work within the scope of its contract, while an independent elevator consultant helps the owner evaluate performance, priorities, and long-term options. Owners rely on VDA for inspection and certificate compliance, maintenance quality audits, and objective guidance on whether modernization is the right investment.
Across a New York City portfolio, that oversight can support clearer contract expectations, fewer surprise repairs, and equipment that reaches its full service life. Our consultants bring experience in maintenance, modernization, and construction, giving them practical insight into where performance can be strengthened and how owners and service providers can work together toward better outcomes. That is why building owners and property managers nationwide trust VDA to protect their interests.

How often are elevators required to be inspected in New York City?
New York City runs one of the most demanding elevator compliance programs in the country. The NYC Department of Buildings requires a Category 1 no-load safety test every calendar year and a Category 5 full-load test every five years, alongside periodic inspections of each device. A defining feature of the city’s system is that the agency witnessing a category test must be independent of both the agency performing the test and the company maintaining the equipment, and periodic inspections must be carried out by an agency unaffiliated with the maintenance provider. VDA’s New York team of inspectors are QEI-certified and licensed to perform third-party inspections.
Building owners are responsible for scheduling the required tests, filing the reports through DOB NOW: Safety within the posted deadlines, correcting any defects, and affirming those corrections on time, since late or missing filings carry per-device penalties and leave a violation on the property until it is resolved. Our New York team keeps owners ahead of these deadlines with proactive scheduling, documentation, and certificate tracking. Arrange a consultation to set up a compliance plan.
