Frequently asked questions about VERIFY
What is VERIFY?

VERIFY is VDA’s maintenance management program that provides oversight of your elevator service provider. We help confirm vendors are meeting the service requirements outlined in your contract, such as completing scheduled maintenance visits and providing required reporting. We also review performance against expected standards. That means checking callback rates (return visits by your elevator contractor) are in line with industry standards and making sure elevator reliability reflects the level of maintenance you’re receiving or compared to the service levels outlined in your agreement. We also review invoices and billing to help confirm charges, repair proposals, and rates align with your contract terms.

What is Certificate Compliance Management (CCM)?

CCM is an end-to-end compliance solution within our VERIFY service where VDA manages the entire elevator and escalator inspection and certification process — scheduling, documentation, violations, and coordination with the AHJs (Authorities Having Jurisdiction) so your vertical transportation equipment stays compliant.

How do VERIFY and CCM work together?

VERIFY focuses on maintenance performance and cost control, while CCM manages inspections and compliance. Together, they provide full oversight, helping to ensure both your equipment performance and compliance obligations are covered.

Why do I need VERIFY?

VERIFY gives you visibility into your elevator program, whether you own or manage one building or dozens. By tracking elevator performance metrics, reviewing vendor invoices, and identifying cost-saving opportunities, we help ensure your contractor is delivering what you’re paying for.

Why do I need CCM?

CCM helps you stay on top of elevator compliance by managing inspection schedules, certificate renewals, violations, and communication with the AHJs. This reduces the risk of fines and takes the administrative burden off your team. It’s especially helpful when you’re managing multiple elevators across many buildings and locations, where it’s easy for things to slip through the cracks.

What problems do these services solve?

Together, VERIFY and CCM help solve some of the most common challenges that come with managing elevator maintenance and compliance across your portfolio:

  • Lack of visibility into contractor performance
  • Surprise repair costs or invoice discrepancies
  • Missed inspections or expired certificates
  • Complex AHJ requirements and paperwork
  • Difficulty managing multiple vendors or locations
What does VERIFY actually do?

VERIFY combines proprietary technology with a team of experts to help you stay on top of your maintenance program, including:

  • Monitoring maintenance contract compliance
  • Reviewing invoices and repair proposals for accuracy
  • Tracking key performance indicators (KPIs) like callbacks and entrapments
  • Providing reporting and trend analysis
  • Hosting regular vendor performance meetings
  • Giving access to a customer portal with performance data
What does CCM handle?

Your CCM team manages the full elevator inspection and compliance lifecycle, including:

  • Tracking inspection due dates
  • Scheduling inspections with contractors and AHJs
  • Monitoring certificate status
  • Managing violations and follow-ups
  • Submitting required paperwork and fees
  • Coordinating with all involved parties
Does VERIFY and CCM replace my elevator contractor?

No. VERIFY and CCM work alongside your existing elevator contractors, providing oversight, coordination, and accountability — not replacement.

Can VERIFY still help if I’m using my elevator contractor’s standard maintenance agreement?

Yes. VERIFY can still be effective with a standard maintenance vendor contract. VDA helps establish clearer accountability by reviewing the agreement, tracking whether services are being delivered, and identifying where expectations may need to be better defined. When possible, we recommend using VDA’s maintenance agreement because it clearly outlines items like maintenance hours, service frequency, billing rates, response times, and obsolescence language, which helps reduce gray areas. Many clients start with their existing contract and transition to the VDA agreement when that contract expires.

Can VDA do CCM for state-managed (non-third-party inspections) jurisdictions?

Yes. In state-managed jurisdictions, VDA can still help track inspection requirements, monitor due dates, coordinate documentation, and keep the process moving so certificates stay current and compliance items don’t fall through the cracks.

Can VDA do CCM even though another inspection company may be witnessing the inspection?

Yes. Even when another inspection company witnesses the inspection, VDA can manage the broader certificate compliance process by coordinating schedules, tracking results, monitoring follow-ups, and helping ensure required documentation is completed and submitted.

Can VERIFY support portfolios with multiple contractors?

Yes! Whether you have one maintenance contractor or several, VDA works with each provider to collect reporting and analyze performance. We help bring all the data together so you can see how each vendor is performing side by side and stay consistent across your buildings. This makes it easier to manage multiple relationships, spot gaps, and keep your entire elevator program running smoothly.
