VDA Specializes in Complicated Mods

VDA specializes in all types of vertical transportation projects, especially the complicated ones. Take, for example, a recent two (2) passenger elevator modernization in a luxury NYC residential building that required a team of experts, including a crane operator, special material riggers, tree trimming experts, traffic flagmen and traffic coordination as well as city staff to make it all happen.

The property manager hired VDA to provide a modernization survey of the existing equipment and provide a lifecycle evaluation that included a CAPEX plan and technical specifications. During the modernization survey, VDA discovered that this would not be a typical modernization project, as the access to the roof was only internal through an owners Penthouse apartment.

The issue was that the elevators open up into the top floor penthouse apartment prohibiting access to the elevator machine room. So, the planning began. It took the property manager, the elevator contractor and VDA working hand-in-hand to develop the path forward. It was determined that:

1. The new machine would need to be installed from the roof, requiring a crane, a crane operator and a general contract to design a wood platform to land the equipment on the roof.

2. The city had to agree to shut down several lanes on a very busy Avenue to make room for the crane and equipment that needed to be hoisted to the roof.

3. People were needed to direct traffic.

4. In addition, several trees had to be trimmed to avoid damage, requiring more permits and approvals from the city.

A large team of professionals with diverse backgrounds would be needed to ensure a successful and safe modernization. It was planned on a Sunday and went off without a hitch.
