Modernization Technical Specification

Develop a specification that clearly defines scope of work, expectations and assigns accountability to ensure contractual obligations are met.

Modernization RFP Issuance

Qualification of contractors who are technically competent and have the bandwidth to upgrade and maintain the existing elevator equipment.

Prepare Request for Proposal (RFP) that clearly outlines the bid activity requirements, pricing components, and qualifications as they relate to the planned upgrade.

Modernization RFP Bid Analysis

Comparison of project costs along with noted qualifications or exceptions from the contract documents.

Preparation of a clear, concise summary of each individual contractor’s bid results.

Lead appropriate interviews with relevant contractors to ensure understanding of the contract document and capabilities.

Modernization Contract Review

Expert review of submitted vendor contract proposals to ensure pricing, schedules, and lead times are accurately represented are consistent with industry standards.

Modernization Shop Drawing Review & Approvals

Review of submittal drawings for compliance with the project specifications and applicable codes.

VDA ensures that the project team is aware of all related “work by others” and coordinates with the elevator contractor and client to ensure all desired needs are being met.

Approval review process for all proposed alternates related to products, equipment, and material submissions.

Modernization Traffic Analysis (Optional)

Evaluation of floor population, building occupancy, and overall handling capacity.

Prepare assumptions that will be used to run calculations prior to the analysis. The client will review and agree upon these assumptions (floor populations, equipment demand types, people traffic patterns, elevator/escalator bank utilization, building entry percentages, and back-of-house needs).

Calculations and theoretical reporting will include a comparison of anticipated performance as it relates to existing equipment versus the proposed modernized equipment. The results in the analysis are compared to acceptable industry standards for vertical transportation based on building type.
