Evaluating the physical and operational condition of existing equipment to improve reliability and safety

An assessment of the equipment’s current maintained condition, code compliance/testing status, maintenance deficiencies, equipment profile, and photographs. This evaluation is often completed when measuring contract compliance.

A comprehensive evaluation that includes the QCE services above, as well as a lifecycle analysis, short- and long-term upgrade/repair recommendations, CAPEX investment summary, and Recorded Operating Performance.

This evaluation is typically performed prior to the acquisition of a building or when reassessing a building’s value to highlight capital improvement recommendations and any immediate liabilities to be considered.

Comprehensive in nature and includes a more detailed CAPEX investment plan and an equipment modernization outline. This evaluation provides important information about the required scope of the modernization and the budget associated with the project. “Work by Others” budgeted costs are generally provided as well to highlight potential building costs associated with the modernization and not typically included in base scope of work.

Delivers a custom evaluation and report that are specific to an equipment or building incident and can include situations caused by “acts of God” or major equipment repair resulting from water intrusion, damage to equipment causing major repair, accident to end-user, etc. Feasibility Studies fall under this category but are combined with one of the Equipment Evaluation services described above. Some examples of feasibility review and reporting are: replacing an existing hydraulic elevator with a Machine Room-Less (MRL) elevator, adding a new service elevator for “other” utilization, and modifying an existing elevator to serve a basement or upper floor that it does not currently serve.

Capital investment planning is a powerful tool that provides clients with the expected future expenditures based on the lifecycle of their equipment, allowing them to make intelligent decisions about their vertical transportation’s future requirements. A CAPEX plan is developed after VDA provides an evaluation of the existing equipment. The type of evaluation and extent of CAPEX plan is determined by the client’s intent and need at the time.
